Spring is a great time to sell your house!

“Spring is one of those times of year when you can make your house look the most presentable for the least cost”.

* Gardens are in bloom

* There's plenty of good light and mild weather

* Properties look their best

* In good weather buyers are more prepared to go house hunting

 “Street appeal is hugely important. Many potential buyers will do a drive-by of the home before setting up a time to view the property, so you need to make sure your house looks inviting to someone from the street. If things look good outside, they can assume things inside the house will be similar.”

If you are thinking of selling your home over autumn or winter nothing puts fear into buyer's minds more than the appearance of damp and mould. Buyers will immediately begin to worry about leaks, cold nights, expensive heating bills and the thing that will make them run a mile - the nightmare of a rotting, leaky home. Make sure your house is well ventilated and produce less moisture e.g.
•Dry your washing outside the property whenever you can
•Permanently vent your tumble drier to the outside of your home
•While cooking, always cover pans and don't leave kettles boiling
Remove all hints of mould of ceilings and interior walls and wipe away condensation.

An absolute must that every vendor should adhere to is having professional photography. With so many properties available you have to entice buyers and maximise the desirability of the property. Images taken by the agent or home owner can make the property look cheap and undesirable. This can be achieved for as little as $220 plus GST. This is only one part of successful marketing campaign.

I am interested in your comments at the start of this forum that poor marketing has a significant impact on selling. From a lay person's perspective there is a lot of suspicion as to what is necessary and what is not. I would welcome your comments.

In Jan 2010 there were 90,000 homes on the market. Only approx 3,600 of them sold. Market is very active in Central Auckland but outside it is a bit slower. Poor marketing and ultimately price expectation have a significant inpact.
